State Laws
What if I simply move out?

If all else fails, your circumstances might compel you to move and take the consequences. You have breached the lease, and the landlord may hold you liable for his damages. He might sue you or simply take his losses from your security deposit. But in most states he has a duty to try to "mitigate" his losses by renting the place as soon as possible to someone else. Even if he is able to re-rent it quickly, he still might hold you liable for advertising costs and the like.
